Professional house washing in Oklahoma City
Most homes in Oklahoma City don't need more pressure. They need the right cleaning solution. Wash Dynasty uses a low-pressure soft wash to clean siding, brick, stucco, stone, trim, soffits and eaves. The solution breaks down the algae, mildew, pollen and dirt bonded to your exterior, then a gentle rinse carries it away without forcing water behind your siding or stripping paint.
The result is a house that looks clean longer, because the growth is killed at the root instead of just knocked off the surface.
Soft washing vs. pressure washing your house
Pressure washing and soft washing both have a place. The difference is what they're used on.
| Soft washing | High-pressure washing | |
|---|---|---|
| Best for | Siding, brick, stucco, painted wood, trim, roofs | Concrete, driveways, sidewalks, pavers |
| How it cleans | Cleaning solution does the work, low-pressure rinse | Water force blasts dirt off the surface |
| Algae & mildew | Kills it, so it grows back much slower | Removes what's visible, roots often remain |
| Risk to your home | Very low when done correctly | Can crack vinyl, etch mortar, force water into walls |
That's why we soft wash every house and save high pressure for the driveway and other hard surfaces.
What's on your house (and why it's there)
Green and black algae
Oklahoma summers are hot and humid. North-facing walls and shaded areas stay damp, which is where green algae and black mildew grow first. If one side of your house looks dirtier than the others, this is usually why.
Red dirt
Wind and heavy rain splash Oklahoma's red clay onto the lower few feet of brick, siding and foundations. It soaks into porous surfaces, so it takes the right detergent and dwell time to lift it, not more pressure.
Pollen and spider webs
Spring pollen leaves a yellow-green film, and webs collect in eaves and under porch ceilings. Both come off as part of a standard house wash.
Siding and surfaces we wash
- Vinyl siding, the most common in OKC neighborhoods
- Brick and stone, including red dirt treatment on the lower courses
- Stucco and EIFS, cleaned at low pressure to protect the finish
- Fiber cement (Hardie board) and painted wood siding
- Soffits, fascia, eaves, porch ceilings and front doors
How we protect your property
Before we start, we wet down plants and landscaping, cover outdoor outlets and light fixtures, and close windows. After washing, we rinse plants again. You don't need to be home, as long as we can reach an outdoor water spigot and get through the gates.
How much does house washing cost?
House washing is priced by the size of the home, the number of stories, the siding type and how heavy the buildup is. A single-story vinyl home is on the lower end, while a large two-story home with heavy algae takes more time and solution. We give free quotes, usually the same day, and the price we quote is the price you pay.
Bundling saves money. Most customers add window cleaning or a driveway cleaning to their house wash, since we're already on site.
How often should you wash your house in Oklahoma?
For most OKC homes, once a year keeps algae and red dirt from building up. Homes with a lot of shade, nearby trees or a north-facing front may need it every 6 to 9 months. Many homeowners book in spring after pollen season or in fall before the holidays.
